Developing Solutions LLC exists to address the critical land use and development challenges facing our private-sector and municipal/government clients. Our unique multi-disciplinary approach is not only what differentiates us, but also what makes us successful. George J. Carfagno, AICP/PP
Principal

George is an accomplished real estate development specialist with over 20 years’ experience in real estate development and land use planning projects, including multifamily residential development, adaptive reuse, urban brownfield redevelopment, large-scale master-planned communities, and resort development. He has directed residential development projects ranging in size from 50 units to over 400 units. He has overseen complex brownfield redevelopment projects ranging in size from 750 units to over 2,100 units for national development firms. And, he has directed investment and brownfield redevelopment due diligence/project management activities for a $1.2 billion brownfield equity fund.

George has a Master of Science in Real Estate Development from Columbia University and an undergraduate degree from Rutgers University in Botany. He also earned a certificate in Traditional Town Planning from Harvard University Graduate School of Design. He is a licensed Professional Planner, an AICP-certified planner and a licensed real estate salesperson. He is a 20+ year member of the Urban Land Institute and a member of NJ Future.

Adaptive Reuse – Site analyses, due diligence, site acquisition, entitlements, regulatory approvals and site remediation for adaptive reuse of former state-owned properties into mixed-use communities ranging from 750 units to 1,900+ units, plus retail and hospitality uses.

Urban Brownfield Redevelopment – Due diligence, site acquisition, entitlements, regulatory approvals, site remediation and construction turnover for planned mixed-use waterfront community of 2,100 residential units and 150,000sf of commercial space.
Master-Planned Community - Planning, entitlements and government relations for proposed 14,000-home and 8msf commercial master-planned community.​
